Is there a fee for the initial consultation visit and proposal?
No. All initial consultations are complimentary and we do not ask for payment of any kind until a contract agreement is entered into.
Are you licensed and insured?
Yes. We carry a General Contractors license with the state of Georgia, and we have full general liability and workers compensation insurance. Copies can be furnished upon request.
What is the operational structure of the company?
We are a general contracting company. At any given time, we will have 4-6 projects in process, all of which will be inside or close to the metro Atlanta area. Your project will be run by a project manager, and our lead carpenter will provide additional support. All labor is subcontracted out to high-quality Atlanta area companies that we trust to work in your home. We supervise all of their work at the job sites each day. Taking on a small number of tightly grouped projects allows us to give each one of them the attention they deserve and require.
How do you ensure high-quality work?
Quality is at the core of everything we do. It starts with the solid relationships that we have with a small group of Atlanta area subcontractors that pride themselves on the work that they deliver. We also conduct frequent project walkthroughs with our clients to make sure that they're happy with the work as it's progressing. Most importantly, we won't be satisfied until you are. You will be working directly with the owners of the company at all phases of the project, and our reputation is our most important asset.
Is there a minimum project size?
While there is no set minimum dollar value, all of our projects are relatively large in scale, and typically involve significant additions and/or interior renovations.
Do you only work in a design/build arrangement?
While we prefer the design/build process, we also work with customers who have their own architects. We're more than happy to bid on plans that have already been developed.
How does the design/build process work?
In a nutshell, a design/build arrangement indicates that the same company is responsible for your entire project...from the initial conceptual design all the way through to completion of construction. Please visit our Process page in the About Us section for a more detailed explanation.
Can we live in our home during the project?
In most cases, it is not only preferred, but necessary, for our clients to find a temporary housing solution while the project is taking place. The work is generally very invasive and maintaining any kind of comfortable living situation is simply not possible. However, some projects do allow for clients to remain in their homes. In those situations, we will work with you to create a living space that is isolated from the project and has as many amenities as we can reasonably provide.
How do the payments work?
Our contracts are fixed price, so once we enter into an agreement, you'll know what you are going to spend on the project. There may be some allowances for items that could not be selected before contract signing, but we will try to make sure that you're comfortable with those amounts. The payments are tied to construction milestones and spread out over the course of the project. They are generally weighted towards the front of the project (to allow for material orders) and the end of the project (to ensure that you're confident that the work will continue to progress until it is completed). The final payment is a full 5% of the total project cost and it is not due until the job is 100% complete.
Do you build Green?
Absolutely. We are a certified EarthCraft homebuilder and will pursue that certification for your project if you are interested. However, in all of our projects, we strive to create homes that are sustainable, energy efficient and conducive to healthy living. Many Green techniques are incorporated into everything that we build, and we will be happy to provide additional Green options for any aspect of your project that you’d like.
