GARAGE AND PORCH RENOVATION
A two phase renovation of this Lake Claire home began with the demolition of the original garage. On top of a new foundation but in the same footprint, Red Level constructed a new two-car garage which matches the traditional style of the home, and features a stone veneer water table, carriage doors and coach lights. The original weathervane was preserved and reinstalled on the new garage.
Red Level then began the second phase of building with a new rear porch for the house. An old brick patio was removed and relocated next to the new garage. The new four column porch resembles the home's existing front porch with a painted wood floor and a beadboard panel ceiling equipped with two ceiling fans. To tie the house and new garage together, the water table and stair were lined with the same stone. As a final step, the old driveway was removed to allow the homeowners to fence in their backyard for the safety of their children and pets. The garage will serve as storage for the clients, but can easily be returned to a functioning garage for a future homeowner by adding a new driveway.

Light Emitting Diodes (LEDs) are not new - they've been used for years as indicator lights in clock, calculator and telephone displays. LED materials technology continues to advance and now LEDs are used for illumination and provide many lighting alternatives in the home.
By design, LED lights are directional, making them perfect for task lighting, highlighting art and illuminating stairs. Outside, they can be easily installed into composite decking rails, post caps and risers to provide safety and low-cost ambiance - and because they don't emit much heat, they don't attract bugs. Long-lasting LEDs are being used in non-traditional applications also - they are available in fixtures that illuminate bath and tap water with color and because they are long-lasting, they are being integrated into furniture.
New LED screw-in bulbs made of clusters of LEDs, contain diffuser lenses to spread the light in a wider beam. The bulbs require only 10% of the electricity used by traditional incandescent bulbs and less than half used by compact flourescent (CFL) bulbs. The solid LED bulbs are more durable, and last up to 10 times longer than CFLs. So why haven't LED bulbs replaced traditional and CFL units? Price. The price of a 60 watt equivalent LED bulb is about 40 dollars, substantially more than the cost of other bulbs. However, the upfront investment for LED in high usage fixtures is offset by its long life and low energy usage - see a total cost comparison at http://eartheasy.com/live_led_bulbs_comparison.html.
